Objective: The Real Estate Appraiser of the Entire Turkey

In 2009, we served in the provinces with 85% of housing loans through our existing structure which comprises contracted and full-time employed appraisers. Our objective for 2010 is to attain access to the provinces with 95% of residential loan volume in order to better serve our clients.

TSKB Gayrimenkul Değerleme A.Ş., the first company that obtained license in February 2003 further to the communiqué Series: VIII No: 35 of the Board of Capital Markets also became one of the first companies to obtain license from the Banking Regulation and Supervision Agency in the end of 2009.

How Does TSKB Gayrimenkul Değerleme A.Ş. Work?

  • Your requests communicated to us by electronic mail or fax is routed by our directors, assistant directors and our operations personnel to the related appraiser who is to prepare the appraisal report.
  • Our appraiser, who is assigned to prepare the report first contacts the person to show the property and takes an appointment as a result of the request information provided to him.
  • Then, the encumbrance and approved architectural design inspection is conducted at the related Land Registry Directorate in order to outline the legal status of the property, and the approved architectural design inspection, cadastre identification at the related Cadastre Directorate, zoning archive inspection (building license, building utilization permit, up-to-date zoning status document, approved architectural design, protocols, etc.) are inspected at the related Municipality and the required documents are provided. If anything legal or governmental Prevents the conduct of the request, then the unit that places the request is informed immediately.
  • Following official organization inspections, the appraiser visits the appraised property with the related person, takes its photographs, conducts researches and inspections.
  • Following all inspections and researches, the report writing stage begins and the report is communicated to our company after it is completed.
  • A control mechanism consisting of skilled appraisers has been created at 3 branches of our company (Istanbul, Ankara and Izmir). All reports are communicated to bank branches or your company after they are checked. As the provinces and branches of banks are to be shared by our 3 branches, you will find the opportunity to contact the related person at any time.
  • The maximum period between the written request and delivery of the real estate report to you is 3 (three) days (for electronic mail and text report).

After opening its branches in Ankara and Izmir in 2006, TSKB Gayrimenkul Değerleme A.Ş., has continued to offer appraisal services to banks for guarantee purposes through its representatives in many provinces of Turkey.
